When Brother Construction was first brought in on this, the project was already in serious trouble.
Construction had begun in November 2023 under a different general contractor who was ultimately found to be unlicensed and had severely mismanaged the work. By the time we were consulted, the site was in disarray:
The basement was nothing more than piles of dirt, with no meaningful progress made
The remainder of the house had incomplete and incorrect framing
Mechanical, plumbing, and electrical systems were partially installed—and improperly executed
Critical work had been started out of sequence, creating compounding issues across trades
After the original contractor was terminated, Brother Construction stepped in to stabilize the project. Our first priority was to assess existing conditions, identify what could be salvaged, and clearly define what it would take to finish the home correctly and safely.
Resetting the Project
We worked closely with the ownership team to:
Develop a realistic budget based on actual site conditions
Create a clear, trade-coordinated timeline to complete the work
Rebuild trust through consistent communication and transparent decision-making
Additional Challenges
A further complication arose during inspections. Although the project plans had already been approved, the City inspector required additional scope that had not been previously identified—including:
Structural modifications to meet head height requirements
Thermal and energy upgrades beyond the original scope
These changes required fast problem-solving, design coordination, and careful cost management to keep the project moving forward.
The Outcome
Despite inheriting a severely compromised project and navigating added regulatory hurdles, Brother Construction completed the renovation in under five months from takeover.
The result was a fully code-compliant, thoughtfully executed home—delivered with disciplined project management, honest communication, and respect for the client’s investment.
